What you can get for $300K in the Montreal area

From multi-level homes to condos, your return for median home price varies widely by location

Residential salesin the greater Montreal area were up in February compared to the same time last year, according to the Greater Montreal Real Estate Board.

The association saysthe $300,000 price point is key in those statistics.

The median price of single-family homes reached $296,662 in February across the metropolitan region, an increase of fourper cent relative to the same month in 2016.

The sale of homes that were priced above $500,000 jumped 19 per cent in the metropolitan area compared to last year, said the president of the GMREBboard of directors, Daniel Dagenais.

However, for homes priced below $300,000, there was a six per cent decrease in activity. Condo sales saw the strongest growth in February with an 11 per cent jump.

Looking at what $300,000 can buy in Montreal and the surrounding area showed that condos are plentiful in that price range but single-family homes are harderto come by.

And, of course, it depends where you look.

Plateau-Mont-Royal: $284,900

There were no single-family homes listed in the Plateau neighbourhood for less than $300,000. But there are plenty of condos, such as this one, located at the corner of Sherbrooke and Saint-Denis streets. It's a 666-square-foot corner unit with three rooms, built in 1986.
