What you can get for $300K in the Montreal area

Residential salesin the greater Montreal area were up in February compared to the same time last year, according to the Greater Montreal Real Estate Board.

The association saysthe $300,000 price point is key in those statistics.

The median price of single-family homes reached $296,662 in February across the metropolitan region, an increase of fourper cent relative to the same month in 2016.

The sale of homes that were priced above $500,000 jumped 19 per cent in the metropolitan area compared to last year, said the president of the GMREBboard of directors, Daniel Dagenais.

However, for homes priced below $300,000, there was a six per cent decrease in activity. Condo sales saw the strongest growth in February with an 11 per cent jump.

Looking at what $300,000 can buy in Montreal and the surrounding area showed that condos are plentiful in that price range but single-family homes are harderto come by.

And, of course, it depends where you look.

Plateau-Mont-Royal: $284,900

There were no single-family homes listed in the Plateau neighbourhood for less than $300,000. But there are plenty of condos, such as this one, located at the corner of Sherbrooke and Saint-Denis streets. It's a 666-square-foot corner unit with three rooms, built in 1986.

Cte-des-NeigesNotre-Dame-de-Grce: $295,000

TheNotre-Dame-de-Grceneighbourhood also didn't have any single-family homes on offer within that price range, but did have condos such as this one on Victoria Avenue for $295,000. It has five rooms and is a recent constructionit was built in 2013. The condo has 768 square feet of living space.

Ahuntsic-Cartierville: $257,000

This bungalow was built in 1915 and had its electrical wiring redone in 2011. The lot is 2,500 square feet. The home has five rooms and there is a driveway.

Southwest: $295,000

This 992-square-foot condo in the Saint-Paul neighbourhoodhas three bedrooms, as well as both front and back balconies. It doesn't have a garage but street parking is available.

Villeray:$269,000

This semi-detached was built in 1954 and has four rooms. The lot is 2,494 square feet and includes a garage.

Mercier: $289,900

Single-family homes for less than $300,000 are more readily available in Mercierthan in other boroughs. This three-bedroom, two-storey home is $289,000 and was built in 1900.

Brossard:$279,000

This two-level condo has three bedrooms.Built in 2010, it has two designated parking spots.

Pointe-Claire:$299,000

This Pointe-Clairecottage has three bedrooms and, according to the listing, easy access to highways 20 and 40. The home also comes with a renovated kitchen and finished basement.

Chomedey, Laval: $300,000

This new condo has two bedrooms and is close to the waterfront.

Vaudreuil-Dorion:$299,900

This three-bedroom, two-bathroom home has a wood-burning stove and a big backyard.

Pierrefonds:$299,000

This raised bungalow on a tree-lined street has two bedrooms,two bathrooms, and a garage.

Saint-Rose, Laval: $310,000

This two-bedroom home with a garage is close to Highway 15.
